About 88 Wood Street
88 Wood Street is a commercial skyscraper in the City of London. Completed in 2001, the building consists of three inter-linked blocks over 18 storeys which house 33,000m2 of tenanted office space.
Knight Frank is the agent responsible for managing the building on behalf of its owners and is responsible for the day-to-day operation of the entire building.
Once the project completes in full, 88 Wood Street will be one of the largest Siemens Desigo CC installations in the UK.
BMS system upgrade history
The original BMS system at 88 Wood Street was a Landis & Staefa Visonik system, installed in 1997. Since the original installation, the system has undergone several upgrades and amendments as part of diligent lifecycle management by the landlord to ensure the system was kept up to date.
This also ensured that tenants could complete Cat-B fit-outs to suit their specific office requirements with current products.
Fan coil unit upgrades
Throughout the lifecycle process and following various refits, refurbs and cat-B fit-outs, the tenanted floors became an amalgamation of obsolete and contemporary controls. This resulted in some FCUs being controlled via obsolete Visonik components and others via the more contemporary Siemens Desigo system – a complete upgrade was required.
Visonik to Siemens Desigo CC
The Visonik to Desigo CC transition needed to be seamless, with minimal impact to the building, its tenants and their operations. As a result, careful planning and coordination was key to the project’s overall success.
The obsolete FCU controllers were removed and replaced out of hours, on a floor-by-floor basis, with no impact on operations. The ultimate results were the standardisation of technology across the tenant floors, improved visibility and control and improved comfort and efficiency levels.
The Siemens DXR FCU controller and Desigo CC combined to deliver a perfect solution, providing compatibility with existing controls on-site and future-proofing the system for years to come.
