Fan coil unit upgrades make 88 Wood Street one of the largest Siemens Desigo CC installations in the UK.

About 88 Wood Street

88 Wood Street is a commercial skyscraper in the City of London. Completed in 2001, the building consists of three inter-linked blocks over 18 storeys which house 33,000m2 of tenanted office space.

Knight Frank are the agent responsible for managing the building on behalf of its owners and are responsible for the day-to-day operation of the entire building.

Once the project completes in full, 88 Wood Street will be one of the largest Siemens Desigo CC installations in the UK.

BMS system upgrade history

The original BMS system at 88 Wood Street was a Landis & Staefa Visonik system, installed in 1997.  Since the original installation, the system has undergone a number of upgrades and amendments as tenants have completed Cat B fit-outs to suit their specific office requirements.

A previous BMS upgrade project had been completed to migrate all main plant to a Siemens Desigo Insight BMS system. Whilst the main plant and equipment had been migrated, this left much of the tenanted areas and landlord lift lobbies largely untouched and still under the control of the original Landis & Staefa Visonik BMS system.

Fan coil unit upgrades

Recently, a number of fan coil units have been replaced, due to a mixture of failure or the addition of new tenants, office refits and refurbishments. These new fan coil units required new controllers, that were no longer integrated into the legacy Visonik BMS system.

This patchy upgrade process had resulted in tenanted floors containing a combination of contemporary, old and obsolete controls, with some FCUs controlled via the Visonik system and others via the Desigo Insight system.

Our solution required the upgrade of all fan coil unit controllers at 88 Wood Street, allowing us to standardise control via a new Siemens Desigo CC BMS system. The real challenge of the project wasn’t just the sheer scale of the building (the number of FCUs and floors), but completing the upgrade with minimal downtime – 88 Wood Street is full of Blue Chip businesses. With this in mind, all work has been carried outside of regular business hours to minimise disruption to tenants.

Once the project completes in full, 88 Wood Street will be one of the largest Siemens Desigo CC installations in the UK.
